It depends on the age size and condition of the property, we think a Homebuyers Report is fine for most conventional style, traditional built properties. A Building Survey may be more useful for an older, much extended or particularly poor condition property.  The best thing to do is call us to discuss.

Choosing between surveys

It depends on the Age, value and complexity of the property. Again it is probably best to call and discuss. We can give verbal or emailed quotations.

 

Payment can be taken over the phone or made by BACS online.

Payment is required before a survey or valuation is booked.

Any surveys or valuations cancelled within 24 hours of the booking will be charged 100%.

Those cancelled before 24 hours will receive a full refund.

We will arrange access with the estate agents, vendors or occupants of a property before undertaking a survey or valuation at a time that is suitable for them.

We aim to have them ready for emailing within 3-10 working days of the inspection

Covid Policy

• At the time of booking, you will be asked if anyone at the inspection property is self-isolating or has any symptoms associated with coronavirus (a fever, a new & persistent cough, headache or flu-like symptoms).
o If anyone is isolating or showing symptoms, your survey will be postponed to a later date.

• You will also be asked how many people will be present in the property at the time of the surveyors planned visit. We ask where possible to have as few people present at the property.

• We will request that you have windows and doors open to ventilate the property at the time of the inspection and where possible wait out the property or in one room to maintain social distancing.

• We will also ask anyone present in the property over the age of 12 to wear a mask while the inspection is being undertaken.

• We will advise you to what the survey involves and what precautions the surveyor will take.

• Our staff are self-monitoring daily for any signs or symptoms of coronavirus and will isolate immediately if they have any concerns. In this case, surveys will be rearranged with an alternative surveyor whenever possible, or postponed to a later date.

• If you start to show symptoms of Covid – 19 between booking the appointment and the appointment date please contact us to rearrange the appointment.

 

• Whenever possible, we will ask that properties are vacated for the duration of the survey.


• If properties cannot be vacated, occupiers must stay at least 2m from the surveyor at all times. The best way to achieve this is by staying in one designated room for the duration of the survey, then leaving that room when the surveyor needs to inspect it.


• The surveyor will confirm before entering the property whether anyone who lives at the inspection property is self-isolating, or has any symptoms associated with coronavirus (a fever, a new & persistent cough or flu-like symptoms).
o If there is deemed to be a risk, the survey will be postponed to a later date.


• When on site, our surveyors maintain strict personal hygiene, using hand sanitisers, gloves, face coverings, wipes and soap & water at regular intervals and before and after touching surfaces. Surfaces that are touched are wiped down afterwards to reduce risk still further.


• We ask that occupiers leave all internal doors open, lights turned one and where possible loft hatches opened to minimise the need for surveyors to touch surfaces.


• We ask that windows are open for ventilation and masks are worn by all individuals over the age of 12 present in the property at the time of the inspection.


• Our surveyors have been asked to decline handshakes and maintain a distance of at least 2m from others at all times.

Please note that it is your responsibility to inform the surveyor if it is not safe for them to enter the property. By allowing them entry you confirm that you will abide by these guidelines and there is no one affected or potentially affected by Covid -19 in the property.

• We regret that we have had to impose a strict policy of no face-to-face meetings. This means that we may suggest a phone call or web-based meeting to discuss survey findings, rather than meeting you on site.
