Getting you the right valuation

Whether you are buying or selling a residential property, an accurate assessment of its market value can provide important insights. 

A valuation report provides a summary of the subject property, its construction and condition and gives a valuation for rental or capital purposes.

Our valuations are carried out by a RICS (Royal Institution of Chartered Surveyors) registered valuers, who will provide the customer with a specialist opinion on the property’s worth.
A valuation can assist the buyer to ensure they’re making a confident and informed decision based on the knowledge of a qualified expert. It ensures potential buyers are not unknowingly overpaying for a property and can offer a basis from which to effectively renegotiate the property’s true value with the seller if required.

A private valuation should be requested whenever you purchase a residential property and require an independent assessment on the property’s value.

Our residential property valuations are valid for 3 months and can be extended for a further 3 months. To do this, a surveyor must carry out additional desktop research within 2 weeks of the original expiry date.

What does a residential property valuation include?

When valuing the property, our surveyors will visit the property, undertake both and external and internal inspection, consider the age, size and condition of the property, as well as several other factors. Once these details have been obtained, they will then use their local knowledge to source  comparable evidence, that are similar in structure and have been bought or sold in the same area over the past 6 months. Finally, using all the previously mentioned information, the valuer will then formulate an independent assessment on the market value of your property.

Reinstatement Cost Assessments evaluate, by means of a calculation, the full cost of rebuilding your property, following total loss from one of the insured perils such as Fire, Flood, Subsidence or escape of water. These should be undertaken every five years or when extensions works / major building works are undertaken to ensure the property is ensure to the correct value.
